The COOP: Building Sustainable Communities Together

Overview

 Welcome to IAM of America Cooperative Strategy, your partner in creating sustainable, inclusive, and impactful communities. We are a dynamic collaboration of for-profit and nonprofit organizations, each contributing unique expertise and resources to achieve transformational change. The COOP addresses critical community needs while fostering sustainable growth through innovative housing projects, strategic partnerships, and a shared vision for social and economic equity. 

Our Vision

 IAM Cooperative, we are committed to developing affordable housing, revitalizing neighborhoods, and empowering communities through holistic, mission-driven projects. By integrating real estate development, property management, and community services, we deliver results that improve lives, strengthen communities, and create long-term value. 

Our Projects

IAM COOP’s current initiatives include two cornerstone projects: IAM of Spartanburg and IAM of Greenwood. These projects embody our vision for sustainable development, leveraging public-private partnerships and innovative funding mechanisms to address affordable housing, community services, and economic revitalization. 

Reinvest America Corporation: IAM of Spartanburg

Project Overview

 IAM of Spartanburg is a mixed-use, ADA-compliant development located at 2040 S Church Street Ext, Spartanburg, SC. This project is led by Reinvest America Corporation, a for-profit real estate development company specializing in Opportunity Zone projects. 

Key Features

 

  • A five-story building with HUD 811 residential units, mixed-use commercial spaces, and essential community facilities.
  • Designed to meet LEED Platinum Certification standards for sustainability, featuring solar panels, energy-efficient systems, and EV charging stations.
  • Includes:
  • 39 ADA-compliant HUD 811 apartments (18 Efficiency, 15 One-Bedroom, 6 Three-Bedroom units).
  • Retail and office spaces to support economic activity and job creation.
  • Community facilities, including an Adult Daycare and Health Program, dining area, and kitchen.

Funding and Structure

 

  • Reinvest America Corporation secures Opportunity Zone funding and bank financing, enabling investors to benefit from tax incentives while supporting community growth.
  • Property management and service coordination are handled by Reinvest Carolina Inc., a 501(c)(3) nonprofit that ensures compliance, tenant support, and operational excellence.
  • Anointed Connect Church Inc. operates the Adult Daycare Facility, providing essential services to HUD 811 residents and the broader community.

Anointed Connect Church: IAM of Greenwood

IAM of Greenwood: 310 Walker Avenue Project

 Location: 310 Walker Avenue, Greenwood, SC
Developer: Anointed Connect Church Inc. (501(c)(3) Nonprofit)

This project transforms a 12-unit multifamily property into ADA-compliant, HUD 811 housing, alongside constructing a new Adult Daycare Facility.

Key Features

 

 

  • Rehabilitation of a 12-unit multifamily complex for affordable housing.
  • Construction of a 4,020 sq.ft Adult Daycare Facility to provide essential services to seniors and individuals with disabilities.
  • Incorporation of sustainable building practices 


Funding Strategy


  • Property acquisition and construction were funded through a Fannie Mae loan facilitated by Bank of America.
  • Community grants and HUD funding leveraged to support operational costs.

Impact

IAM of Greenwood bridges the gap in affordable senior housing and quality care, offering residents a supportive, community-focused environment.
